- Acquire and review a title search or title insurance binder, and follow up with the seller to correct any errors in the title;
- Prepare or review any closing documents, including deeds, mortgages, and bills of sale for any personal property included with the sale;
- Discuss with buyers how to properly take title (joint tenancy vs. tenancy in common, etc.);
- Examine any other issues that are not covered by title insurance (zoning ordinances, land-use restrictions, liens, etc.)
